Ajah is a very big area located in Lekki, Lagos State. It starts from Victoria Garden City (VGC) all the way to Abraham Adesanya roundabout on the Lekki-Epe express, and goes further to places like Badore, Ado, and Langbasa. It is an area in Lekki that is developing at a very fast pace. It takes about 25 to 40 minutes to get to Victoria Island from Ajah.
Previously, the area was popular for heavy traffic. People that ply that route while they are about their various businesses and engagements are often caught up in heavy traffic every day especially during rush hour times of the day. Nevertheless, the just completed flyover bridge has really helped to substantially improve the traffic situation in the area but the activities of traders and commercial bus drivers at the Ilaje Junction usually leads to traffic in the evenings.
Ado Road is a popular road in the Ajah area. It’s entrance is well known as Ajah Bustop although it was previously referred to as Ajah Roundabout. It is the connecting road to other parts of Ajah such as Badore and Langbasa.
One notable place on the Ado Road is the Olumegbon Palace that’s found immediately after Ajah-Bus Stop. Thereis also the S-forte estate on the left side of the road and Kays Court on the right side of the road. It is a busy place so there are a lot of commercial activities that take place in various corporate and private establishments.
The downside to this is that the road is too narrow and not properly managed, so motorists and pedestrians find it difficult to navigate and this often leads to a very serious hold-up.
The Badore area of Ajah has a tarred, well-demarcated central road, but this is also narrow coupled with poorly managed drainage channels on both sides.
One important place in Bodore is the NIPOST office that is found on the road. There are many estates in the area.
Langbasa is found immediately after Badore and can be gotten to from the Ado roundabout. It boasts of a wide, interlocked central road that connects different parts of the area. Langbasa is populated mainly by low income earners and indigenes of the community.
An important place in the area is the Langbasa Police Station. On a normal day, the Langbasa area starting from the Ado roundabout is very busy as there are a lot of small-scale businesses set up in the area.
Typical Property Estimate within the Area
In a serviced estate in Ajah, a plot of land can be sold for about 25 million naira to 30 million naira. Land in a non-serviced estate on the other hand can be sold for about 7 million naira to 20 million naira. This is determined by a some factors such as the topography and position of the plot. Waterlogged plots are sold at cheaper rates unlike the dry plots that are sold for much higher prices.
